Tampa exterior painting: stucco, sun, afternoon storms and HOA color lists

Most Tampa homes are concrete block and stucco, painted against strong sun and daily summer storms. Many sit in HOAs with approved color palettes, and some in historic districts. Tell us about yours and independent painters will be in touch.

The top three Tampa topics

1

Stucco prep

Ask how the painter will treat hairline cracks and chalky paint, and whether they suggest elastomeric or standard masonry paint.

2

HOA approval first

Get written approval for colors before booking. Some HOAs require specific color codes.

3

Historic districts

In Ybor City, a color change needs a Certificate of Appropriateness from the Barrio Latino Commission. In Seminole Heights and Tampa Heights, color does not need one.

Tampa rules, licenses and lead paint

  • State licensing. Florida lists painting as work that does not require a state contractor license.
  • County permits. Hillsborough County lists painting as exempt from building permits.
  • Lead paint (EPA RRP). Florida does not run its own program, so the federal EPA rule applies.
  • Architectural Review Commission. The ARC reviews exterior changes in Hyde Park, Seminole Heights and Tampa Heights.

Tampa painting questions

Does a Tampa painter need a license?

Florida does not require a state license for painting. Check insurance, workers' compensation and, for older homes, EPA lead-safe certification.

Can I paint in summer?

Yes, but expect early starts and short days because of afternoon storms.

Do I need approval to change colors?

In an HOA, usually yes. In Ybor City, yes, from the Barrio Latino Commission. In Seminole Heights and Tampa Heights, color does not need a certificate.

Should I use elastomeric paint?

It can help on cracked stucco but is not right for every wall. Ask painters for their recommendation.

Do you publish prices?

No. Painters quote independently after seeing the job.

How many painters will contact me?

Up to 5 for Best Price, 3 to 5 for Fastest Start and usually 2 for Top Quality. There is no obligation.
